Which Extra Costs Can I Expect With An Excl. Rate?

###### You can expect an amount of around €70-90,00 for private bedrooms and around €170,00 for a whole apartment.
When the price is excl, it means that only the monthly fixed costs are included, such as flat rate and furniture. You can expect an extra amount of around €90,00 (private bedrooms) for advance payments such as internet, taxes, gas, water, electricity and levies. **However, when renting a short-stay room, the extra amount is €70,00 because there are no taxes involved when booking a short-stay.** Renting a whole apartment comes down to approximately €170,00.

These costs are different for each accommodation, but a break-down of these costs can be found in your rental agreement.

**Good to know;** 💡

You will receive an annual settlement for all advance payments at the end of the year, or your stay, whichever comes first. If you have spend more on e.g. the utilities than the advance payments, you will have to make up for the difference. If you have spend less than your advance payments, you will get a refund.

Are Pets Allowed?

Yes, pets 🐕 are allowed when booking a non-shared accommodation (independent living space). Non-shared accommodations are entire apartments and studio's.

But, when it comes to renting a room in a shared accommodation (rooms):

Your dog might be your best friend, however, some people might have allergies. Given that the change of tenants in a shared accommodation can be quite frequent, it is not doable to take into account each and everyone's preferences and allergies regarding animals. To keep our accommodations available to as many students as possible, we have decided to not allow pets when booking a single room.

What Are The Extra Fees For Dependent Living Accommodations (Rooms)?

#### All stays shorter than twelve months are subject to additional fees

##### The following rates and price plans apply to the rental periods of Dependent Living Accommodations (DLA) such as rooms
**Short stay accommodations:**

* 4 months: + €50,00 p/m
* 3 months: + €60,00 p/m
* 2 months: + €80,00 p/m
* 1 month:  + €120,00
* less than 1 month: + €240,00

**Long stay accommodations:**

* 12 months: the standard rate as mentioned in the advertisement
* 11 months: + €12,00 p/m
* 10 months: + €16,00 p/m
*  9 months: + €20,00 p/m
*  8 months: + €25,00 p/m
*  7 months: + €30,00 p/m
*  6 months: + €35,00 p/m
*  5 months: + €45,00 p/m

Can You Reserve A Room For Me?

We work on a first-come, first-served basis which means that the first person who signs the rental agreement and meets the financial obligations gets the room. We do not reserve or hold accommodations. However, if the accommodation is available per direct it is possible to gain a discounted rent on your booking until you check-in into your accommodation. This discounted rent is €75 per week for a room, or €200 per week for a self contained accommodation like an apartment or house. Please contact us to inquire about the possibilities.

E.G: I signed a contract with the starting date of 1 November but I will not check-in until the 1st of January. How much will I be paying?
  1 November until 31 December = 9 weeks x 75EUR per week = 675 EUR in total 💁‍♀️.

Question 5

Do I Need To Pay A Security Deposit For Booking My Accommodation?

Accepted Answer

The deposit is a standard security fee that has to be paid when booking your accommodation. By law, security deposits **cannot** be used for rent payments. The security deposit covers possible damages, excessive wear and tear, or other unmet conditions at the end of your tenancy agreement.

The deposit equals to **twice the month's rent** for independent accommodations (whole apartments or houses), and **€950,00** for dependent accommodations (rooms). The deposit will be refunded within 14 days after the contract end date if everything is in order with the accommodation, keys are returned, i/a deregistration evidence has been provided and other contractual obligations have been met.

Question 6

Can I Bring My Own Furniture Into  The Accommodation?

Accepted Answer

It is negotiable if you want to bring your own furniture. However, you can not bring your own furniture without our consent. We want to prevent any damages made by moving furniture or bringing furniture. Be aware that some furniture may be attached to floors and walls, so it cannot be moved. Please note that you are not allowed, amongst others, to make adjustments to your accommodations, like making holes in the wall. Appliances such as your own washing machine, dryers, heaters, or fridges are **not** allowed.

What Is Included In The Rate?

The prices mentioned on our website are all including service costs (like furniture) and flat rate - unless indicated otherwise - based on a stay of one year. The price consists of the flat rate, furniture and service costs.

Question 8

Is There Bed Linen And Towels In My Accommodation?

Bed linen and towels are not included.

How Long Can I Stay?

The maximum stay for **short stays** is 4 months. The maximum stay for **long stays** is 12 months.

Short stay accommodations can be booked with a minimum stay of 1 week and a maximum of 4 months. The minimum period for long stay accommodations is 6 months and can be rented for up to 12 months. It is **not** possible to renew any tenancy agreements (unless stated otherwise in the tenancy agreement) because we want to promote the flow of the housing market. However, it is possible to relocate to another accommodation, subject to availability.

What Payment Methods Are Accepted?

Once you book an accommodation with us, you will be provided different ways to pay the deposit, the rent and other additional services throughout the tenancy. In short, we accept the following payment methods:

* SEPA Bank transfer (FREE)
* iDeal (FREE)
* Bancontact (FREE)
* Credit cards (4.2% charge)

**SEPA Bank transfer** is one of the most straight forward possibilities. Kindly note to take into account the right bank account number and the attn. of the transaction. This information is always mentioned in the contract and invoice.

**Non-European bank accounts**

Kindly note that if you try to transfer an amount from a non-IBAN (non-European) bank account, your bank and other intermediate banks will most probably deduct transfer fees from the amount sent. This will result in a lower amount received by us, and you will need to supplement the amount due. For that reason, we do not advise you to transfer funds directly to our bank account from a non-European bank account.

**iDeal** is a payment method which is very popular in The Netherlands and all the Dutch banks are connected to. The invoices provided also contain an automatic payment link through iDeal, which makes transferring funds seamlessly.

**Bancontact** is a popular Belgium payment method which is supported by almost all the Belgium banks.

**Credit cards** we accept: Visa, MasterCard, JCB, UnionPay, Discover and American Express. If you want to pay an amount with your credit card, a non-refundable processing fee of 4.2% of the total amount is applicable to the transaction.
