What is GDPR?

GDPR is a regulation in EU law on data protection and privacy in the EU.

The applications and databases we use are GDPR compliant. The applications and databases use a variety of measures to comply with the GDPR:

Data processing agreements
Data Protection Officers
2 Factor Authentication (2FA)
Employee Access Restriction
Regularly maintained systems
Encryption when sending or receiving data
Encryption in databases at rest
Data is regularly backed up to a separate, isolated location and encrypted

Question 2

Is Registration At The Municipality Possible?

Accepted Answer

Registration is mandatory by Dutch law for all stays longer than 4 months, and therefore you are also obligated to register yourself as soon as possible when the contract enters into force. Kindly note this may be a different date than the contract signing date!

Dutch law does not require registration for any stays shorter than 4 months. For that reason, we explicitly exclude this possibility with short stay contracts (stays for four or less months). The main reason for this is that of the administrative hassle like taxes and the deregistration process. Therefore, short stay accommodations are often more favorable priced.

Question 3

Is Smoking Allowed At Your Accommodations?

Accepted Answer

Smoking inside the property is not allowed; this applies to both the common and private areas in the accommodation. Smoking is not only unhealthy, but leaves stains on the ceiling and walls.

Smoking is allowed in outside areas such as the garden or balcony.

Question 4

Is There Bed Linen And Towels In My Accommodation?

Bed linen and towels are not included.

Question 5

Is There Somewhere I Can Store My Bike?

Accepted Answer

This varies as no accommodation is the same. It is only allowed to store a bike in a designated area such as a garden, barn, or storage. This area should be reachable without bringing your bike into or through the accommodation itself. And if needed the bike can be stored on the street with a good lock. Check with the specific advertisement in question if there is any designated area to store your bike.

Question 6

My Take-In Form Data Is Incorrect, What Can I Do?

Please ensure the accuracy of the information in your Take-In Form, as it is crucial for our automated processes. The details you provide will be automatically extracted and used to generate the tenancy agreement, and to send you important emails and signature requests.

Errors in details such as, but not limited to, date of birth, document ID number, country of origin, email, or misspelled names cannot be manually edited on our side. In such cases, you will need to submit a new Take-In Form and pay the one-time fee again without a refund for the previous forms. Therefore, we strongly recommend thoroughly reviewing the Take-In Form before finalizing it to prevent unnecessary time and expenses.

If the error concerns the telephone number, we can adjust it for a service fee of 25 EUR.

Question 7

We Are A Group, And We Are Renting An Apartment. Can We Pay Each Our Share Of Rent?

The total amount should be paid in one single transfer to our bank account. It is not allowed to make separate payments. If we receive partial payments, a penalty fee of 121 EUR will be charged per payment.

Question 8

We Want To Book An Apartment As A Group. What If We All Have A Different Arrival Date?

Accepted Answer

When you book an apartment as a group, you will receive one rental agreement. The starting date in the rental agreement applies to the entire group, so is the rent payment. The group, or a member of the group, can check in the apartment starting from, e.g. 1 August. If the check-in has taken place, it is impossible to offer a rent reduction to a group member because it is simply impossible to manage the group's presence or an individual.

The check-in will take place with the entire group, or at least one group member. The group member does the check-in on behalf of the group. We will hand over the keys during the check-in to the entire group or group member. We cannot manage the late arrival of any group members and cannot discount individual group members.

What Are The Extra Fees With Apartments/Studio's For Stays Shorter Than Twelve Months?

All stays shorter than twelve months are subject to additional fees

The following rates and price plans apply to the rental periods of Independent Living Accommodations (ILA) such as whole apartments.

All additional fees are processed monthly

Short stay accommodations:

4 months: + €150,00 p/m
3 months: + €180,00 p/m
2 months: + €240,00 p/m
1 month: + €360,00
less than 1 month: + €720,00

Long stay accommodations:

12 months: the standard rate as mentioned in the advertisement
11 months: + €36,00 p/m
10 months: + €48,00 p/m
9 months: + €60,00 p/m
8 months: + €75,00 p/m
7 months: + €90,00 p/m
6 months: + €105,00 p/m
5 months: + €135,00 p/m

Long stay accommodations:

12 months: the standard rate as mentioned in the advertisement
11 months: + €12,00 p/m
10 months: + €16,00 p/m
9 months: + €20,00 p/m
8 months: + €25,00 p/m
7 months: + €30,00 p/m
6 months: + €35,00 p/m
5 months: + €45,00 p/m

Note: The total amount of months are rounded down. If you are staying e.g. 4 months and 20 days, the additional fee will be calculated as 4 months.
