What Payment Methods Are Accepted?

Once you book an accommodation with us, you will be provided different ways to pay the deposit, the rent and other additional services throughout the tenancy. In short, we accept the following payment methods:

SEPA Bank transfer (FREE)
iDeal (FREE)
Bancontact (FREE)
Credit cards (4.2% charge)

SEPA Bank transfer is one of the most straight forward possibilities. Kindly note to take into account the right bank account number and the attn. of the transaction. This information is always mentioned in the contract and invoice.

Non-European bank accounts

Kindly note that if you try to transfer an amount from a non-IBAN (non-European) bank account, your bank and other intermediate banks will most probably deduct transfer fees from the amount sent. This will result in a lower amount received by us, and you will need to supplement the amount due. For that reason, we do not advise you to transfer funds directly to our bank account from a non-European bank account.

iDeal is a payment method which is very popular in The Netherlands and all the Dutch banks are connected to. The invoices provided also contain an automatic payment link through iDeal, which makes transferring funds seamlessly.

Bancontact is a popular Belgium payment method which is supported by almost all the Belgium banks.

Credit cards we accept: Visa, MasterCard, JCB, UnionPay, Discover and American Express. If you want to pay an amount with your credit card, a non-refundable processing fee of 4.2% of the total amount is applicable to the transaction.

What Are The Extra Fees With Rooms For Stays Shorter Than Twelve Months?

All stays shorter than twelve months are subject to additional fees

The following rates and price plans apply to the rental periods of Dependent Living Accommodations (DLA) such as rooms.

All additional fees are processed monthly

Short stay accommodations:

4 months: + €50,00 p/m
3 months: + €60,00 p/m
2 months: + €80,00 p/m
1 month: + €120,00
less than 1 month: + €240,00

Long stay accommodations:

12 months: the standard rate as mentioned in the advertisement
11 months: + €12,00 p/m
10 months: + €16,00 p/m
9 months: + €20,00 p/m
8 months: + €25,00 p/m
7 months: + €30,00 p/m
6 months: + €35,00 p/m
5 months: + €45,00 p/m

Note: The total amount of months are rounded down. If you are staying e.g. 4 months and 20 days, the additional fee will be calculated as 4 months.

Question 3

We Want To Book An Apartment As A Group. What If We All Have A Different Arrival Date?

When you book an apartment as a group, you will receive one rental agreement. The starting date in the rental agreement applies to the entire group, so is the rent payment. The group, or a member of the group, can check in the apartment starting from, e.g. 1 August. If the check-in has taken place, it is impossible to offer a rent reduction to a group member because it is simply impossible to manage the group's presence or an individual.

The check-in will take place with the entire group, or at least one group member. The group member does the check-in on behalf of the group. We will hand over the keys during the check-in to the entire group or group member. We cannot manage the late arrival of any group members and cannot discount individual group members.

Question 4

Which Extra Costs Can I Expect With An Excl. Rate?

Accepted Answer

When the price is exclusive (excl), it means that only the monthly fixed costs, such as the flat rate and furniture, are included. Additional costs for utilities, internet, and other amenities are not covered. A break-down of these costs can be found in your rental agreement.

APARTMENT RENTAL

When renting an entire apartment, please note that there will be additional costs of approximately 430 EUR per month. These costs cover utilities such as gas, water, electricity, internet, and other possible amenities, which might be different per accommodation.

➡️ When renting an apartment with students, you may be eligible for municipality tax exemptions 🙌🥳. This could save you approx. €25 per person per month.

LONG-STAY ROOM RENTAL

For private bedrooms in shared accommodations (rooms), you can expect an additional amount of approximately €204.50 per month. This cost covers utilities such as gas, water, electricity, internet, and other possible amenities, which might be different per accommodation.

SHORT-STAY ROOM

However, when renting a short-stay room, please note that the additional amount is approximately €177.50 per month. This cost is lower because there are no taxes involved when booking a short-stay.

HOMESTAY

All mentioned rental prices for homestays are inclusive of the total rent. There are no additional charges for utilities or other amenities.

Important Information; 💡 (NOT APPLICABLE TO HOMESTAYS)

At the end of your stay, or annually, you will receive a settlement for all advance payments. The actual costs will be based on your actual usage. If your usage exceeds the advance payments, you will need to cover the difference. Conversely, if your actual costs are lower than the advance payments, you will receive a refund.

Question 5

We Are A Group, And We Are Renting An Apartment. Can We Pay Each Our Share Of Rent?

The total amount should be paid in one single transfer to our bank account. It is not allowed to make separate payments. If we receive partial payments, a penalty fee of 121 EUR will be charged per payment.

Question 6

When Will The Deposit Be Refunded?

Accepted Answer

For all contracts starting 1 July 2023: Within two weeks after the end of contract. The reimbursement of the deposit will take place utmost within two weeks after the end of contract, as long the following has been met:

All the necessary documents and keys were presented at or before the end date of your contract.
You have confirmed your bank account number. If you have not yet responded to the email requesting your confirmation to which IBAN bank account the funds need to be transferred to, we urge you to do so as soon as possible by replying to this message and mentioning the bank name, account holder, IBAN bank account number and the BIC/SWIFT of your bank.
We have received a proof of de-registration or registration elsewhere. (does not apply for short stays)
There are no unpaid invoices.
There are no outstanding legal issues.

If any of the above issues arise, your deposit will be returned within 4 weeks.

Don't forget to confirm the bank account of which the reimbursement of your deposit should take place.

FYI: Please note that the deposit is always held by the landlord. We can facilitate the deposit reimbursement in coordination with the landlord. We act as intermediaries and do not make final decisions. In some cases, we process the reimbursement on behalf of the landlord, while in other cases, the landlord handles it directly. This varies depending on the landlord.

Question 7

Is A Proof Of Payment Sufficient To Arrange The Check-In?

Yes, but only if we received the payment before the check-in.

We can schedule the check-in, but if the payment is not on our bank account at the moment of your check-in, then we cannot proceed with the check-in process and we are obliged to charge you with a no-show fee.

The following rates and price plans apply to the rental periods of Independent Living Accommodations (ILA) such as whole apartments.

All additional fees are processed monthly

Short stay accommodations:

4 months: + €150,00 p/m
3 months: + €180,00 p/m
2 months: + €240,00 p/m
1 month: + €360,00
less than 1 month: + €720,00

Long stay accommodations:

12 months: the standard rate as mentioned in the advertisement
11 months: + €36,00 p/m
10 months: + €48,00 p/m
9 months: + €60,00 p/m
8 months: + €75,00 p/m
7 months: + €90,00 p/m
6 months: + €105,00 p/m
5 months: + €135,00 p/m

Question 9

Do I Need To Pay Agency Fees?

We do not charge you any agency fees for listings that are on our website.

If you want to book an accommodation, you fill in an application form, sign the contract, and pay the deposit and it is all yours. After you filled in the application form, we ask for a contract drafting fee, amount of the fee will count towards your deposit.

What Is Included In The Rate?

The prices mentioned on our website are all including service costs (like furniture) and flat rate - unless indicated otherwise - based on a stay of one year. The price consists of the flat rate, furniture and service costs.

It is forbidden to rent out with a fixed all-in rental price. It is not allowed by law for agencies and landlords to make a profit on utility costs, as we try to be as transparent as possible, we have separated these costs. You can find more info regarding this here.
